In most of the vacation rentals our guests do not visit the property in person, but only through our photographs. To provide a service to the properties we sell, we achieved the “Extended Edition Digital Photography” diploma.
It is therefore important that they are clear, precise and reflecting the reality of the rooms.
our website is very detailed, but simple in the research. For each property there is a dedicated page with a complete description, a gallery of images to scroll, the elaborated floorplans, the energy class and the precise location of the property offered, thanks positioning on satellite maps. A contact form can allow to request further information in a simple and immediate way.
depending on the potential customer, we can agree on different promotional paths. Our services include signage, ads in the window, dedicated mailing, but also the use of social networks with a business profile, the national and international real estate portals and our website.

BROCHURE AND ANNOUNCEMENTS:
Our brochures are presented in Italian and English, we print them on glossy paper so that the photo stand out better despite its small size.
Qrcode is an evolution of the traditional bar code. We placed inside all of our listings in the showcase! Shooting with a smartphone and using a free application displays all the photographs of the house and its characteristics, connecting directly to our website and allows to send an email or call us. So if for the announcement we chosed the photograph that represents the main feature of the house, you can still view all the images of the house.
USE OF FORMS CONFORMS TO STANDARDS LAW:
the Federation of Professional Estate Agents guarantees us a constant updating through participation in workshops on legal changes in real estate theme. We provide forms for lease contracts tourist, temporary, residential and commercial.
REGISTRATION OF CONTRACTS OF RENTAL:
¥ we record lease contracts with the telematics mode, both with ordinary taxation that the option of flat rate tax. We provide our clients a digital copy for fast storage of the recording as well as a printed copy of the original contract and the model RLI compiled. On request, we send the same documents also your accountant.
CALCULATION OF THE INCREASE ISTAT AND COMPLETION OF THE FORMS OF PAYMENT:
we carry out the calculation of Istat for lease contracts. Depending on the needs and nature of the contract, we can provide for the registration tax, either through electronic service that by filling out paper forms
UPDATE CIRCULAR RELATING TO RENTAL:
if there are important changes in the law, promptly we send our customers the legal references and the explanation of these in practical terms.
REAL ESTATE MANAGEMENT:
we manage properties and condominiums. Roberto is registered with the National Association of Real Estate and Properties Administration (Anaci, in italian, Associazione Nazionale Amministratori Condominiali ed Immobiliari) under number 15652 and he follows regularly the proposed training courses.

we will assist you for the transfers of real estates both residential and commercial, with extensive experience in the practice with foreign customers. We speak Italian, English, French and Spanish, but we collaborate with interpreters for German, Russian and Dutch. Our agency was the first to Orta San Giulio (since 1987) and so we have a large territorial competence and about its market trends. We translate the forms necessary also in English to enable our customers to understand exactly each phase of the negotiation.

RESEARCH CADASTRAL AND ON MORTGAGE:
we do personally research to ensure the status of properties for sale, for the protection of those who sell and those who buy. The cadastral survey can be current and historical, thanks to the convention with “Sister – Inland Revenue” and access to electronic databases. Our staff also will work to provide, at the request of the property owner, and free, current cadastral plans. We can, finally, to make a map of the cadastral territory in telematic mode, to have a quality of the digital file.
to offer a more complete service, we work with Anna, she graduated from the Home Staging School and she offers to our customers some promotional offers to prepare the houses to be ready for the market and to increase potential sales.
